We take care of everything: from setting up your company in Bali to luxury villa construction, management, and resale if needed. You simply invest and enjoy worry-free returns.

Why Should I Invest in Bali Real Estate?
Bali is one of the world's fastest-growing destinations, where tourism growth and an international community create continuous demand for luxury rental properties. This means stable occupancy, strong rental income, and constant property value appreciation. For example:
Property prices in Bali have grown an average of 8% annually over the past five years – even more in many areas.
Real estate transactions increased by 30% in 2024, reflecting investor confidence in the market.
Rental income exceeded $1.4 billion in 2024, a 25% increase compared to the previous year.
Bali real estate helps diversify your investment portfolio in a market that offers both strong passive returns and capital growth potential.
What Is Off-Plan and On-Plan Property Acquisition?
In Bali, you can acquire property in two ways: Off-plan, meaning a development still under construction, or On-plan, meaning a ready-made luxury villa.
Off-plan – Higher return potential, higher risk level
Off-plan means investing in property before it's completed. This gives you the opportunity to customize the villa to your preferences and purchase it at a significantly lower price. Since completed property values are clearly higher, Off-plan developments can offer up to 40% annual returns. However, you should consider that rental income only begins after completion, and the construction period may involve certain risks and unexpected situations.
On-plan – Ready property, stable and immediately operational
On-plan means buying a finished villa. You see exactly the property's condition, the materials used, and can start earning rental income immediately. While price appreciation may not be as rapid as with Off-plan, it's still significant – over the past four years, property values in Bali have increased an average of 9.4% annually.
Both options are strong investment opportunities – the question is what type of investor you are. If you're seeking higher returns and are willing to take more risk, Off-plan suits you. If you value predictability and want to start earning income immediately, On-plan is the best choice.
What Costs Are Associated with Buying Property in Bali?
In addition to the property price, you need to account for legal fees, taxes, notary fees, and maintenance costs. Our team will provide you with a precise and transparent overview of all associated costs before purchase, so you don't have to worry about hidden fees or unpleasant surprises. Our goal is to make the entire buying process clear, simple, and stress-free, giving you confidence at every stage.
What Taxes Do I Need to Consider When Investing in Bali?
Bali property investments involve the following taxes:
10% income tax on monthly rental income
10% income tax on property sale (calculated from the sale price)
Land tax, approximately €15 per year
10% income tax on dividend withdrawals when profits are transferred from the company to the owner's account.
All taxes are clear and manageable. Our team will help you properly declare and pay them, ensuring the entire investment process runs smoothly and worry-free.
Can Foreigners Legally Own Property in Bali?
Yes, foreigners can invest in Bali property completely legally using special legal structures. The most common options are a long-term lease agreement (leasehold) or acquiring property through a PMA company (foreign-owned business entity).
Our team will guide you through the entire legal process, ensure all documents are correct, and guarantee that your investment fully complies with Indonesian law.
How Do I Register a Company in Bali?
Setting up a company in Bali can be complex without navigating local bureaucracy, but our team handles it for you from start to finish. You simply:
Send us a copy of your valid passport
Fill out a short form with personal information
Choose a company name
We arrange everything else (documents, permits, and approvals). You just watch from the sidelines. The process takes an average of up to 4 weeks, after which the company is officially established and ready for making investments and managing property.
How Long Is the Lease Agreement Valid?
Typically, land lease agreements in Bali are signed for 25–30 years, depending on the location and agreement with the landowner. All contracts are notarized, ensuring legal clarity and security. After the initial lease period ends, you as the investor have the first right to extend the agreement for up to 30 years.
How Do I Manage Property If I'm Not in Bali?
Our management service makes property management possible remotely. We take care of everything – from guest communication and booking management to cleaning, maintenance, and reporting.
Whether you live in Estonia, Europe, or elsewhere in the world, our professional team ensures the villa is well-maintained and optimally occupied. Rental income is completely passive for you – you can focus on your life while we handle the rest.

Our brokerage fee is 5% of the transaction amount, and for that you get complete sales management from start to finish. You don't have to worry about anything – we make your exit strategy simple and transparent too.
What's the Difference Between Leasehold and Freehold Ownership in Bali?
There are two main ownership forms in Bali. With both, foreigners can obtain 100% ownership rights (unlike in some other Asian countries).
Leasehold - Rental Rights
As a foreigner in Indonesia, you cannot own land, and the best solution is to lease land from an Indonesian citizen, typically for 30 years, with the option to extend for another 30. Leasehold is the most common, cost-effective, and safest way to own land in Indonesia.
Freehold - Building Rights
Freehold is a commonly used term in everyday language, but in direct translation, it refers to the right to build. This means it's actually also land leasing, but the land is leased not from an Indonesian citizen but from the state.
With Freehold, you can lease land for 30 years, with the right to extend for 20 years. After that, you must renew the agreement, and the same scenario can repeat.
The downside of Freehold is approximately 5 times higher cost than Leasehold. Also, Freehold land in good locations is very scarce.
